Obtaining a valuation on your home
Request your selected Estate Agent to conduct a comparative marketing analysis on your property in relation to similar properties in your suburb. At Tyson Properties, we have experienced teams of Agents that will gladly supply you with a market related valuation of your home together with our comprehensive marketing plan. At our offices, we endeavour to conduct an in-depth comparative market analysis on a potential Seller’s property, this method of valuation is based on the principle that an average Buyer will not pay more for a property than it would cost them to purchase another property providing similar benefits. We also conduct an accurate valuation at the Seller’s home and collectively our experienced Agents all give their valuation of the home to the listing Agent.
Listing your home
When listing your home with Tyson Properties we strongly suggest that you seriously consider signing a Sole Mandate as this will allow our Agency to give your property extensive media coverage. If necessary at Tyson Properties, we may suggest that you consider the option of multi listing your property with other members of the Local Listing Services to gain additional exposure for your home.
Presenting your home
Prior to placing your property on the market, it would be ideal to give your home a makeover as it is important to remember that first impressions always count. Ensure that the garden and the verges are neat and tidy. Dispose of general unnecessary clutter and ensure that all basic DIY jobs are completed timeously before presenting your home.
Marketing and Advertising your home
Your property will be photographer and together with a detailed property description will be utilised when we market your home in the Sunday Tribune, Property Junction and on numerous websites such as Property 24, Private Property, IOL and Tyson Properties Website etc.
Show days and viewings
We have a strong team of Estate Agents at all our offices who will gladly arrange viewings at your convenience for potential Buyers. Our show days are conducted on Sundays in the afternoon. An accredited Estate Agent from our offices will always be in attendance to answer any questions.
Offer to Purchase – Sale Agreement
Once an Offer to Purchase has been received from a potential Buyer our Agent will make the necessary arrangements to personally present this Offer to Purchase on your property. All special conditions pertaining to both parties will be stipulated in this sale agreement. When the sale agreement has been signed by all parties concerned we will endeavour to secure a bond for the purchaser through our recommended bond originator.
Processing the Sale Agreement
Once the bond for the property has been approved by our preferred bond originator and the Buyer has paid their deposit the Seller’s appointed Conveyancing Attorney will start processing the necessary paperwork. The Seller will arrange for both the electrical compliance and fumigation certificates to be issued timeously. The Seller is liable for the costs of obtaining the electrical compliance certificate, the electric fence certificate (if applicable) and the fumigation clearance certificate, plus the costs of any repairs or treatment. Tyson Properties in conjunction with the Conveyancing Attorney will keep you posted every step of the way until the property is finally registered at the Deeds Office. Upon receiving a copy of the sale agreement and the details of your bondholder and home loan account number the Conveyancing Attorney will request the title deed and cancellation figures from the Seller’s Bank. The last step of this process will be the actual handing over of the keys of your home to the new Buyer.
